A Community Enterprise
Blue Door Property Guardians was established to provide a community-based security solution for a range of local Commercial and Residential properties. Specialising in the management of vacant or void properties, we provide 24/7 – 365 days a year live in security that is much more cost effective compared to traditional manned or electronic security. Property Guardians also provide additional sources of revenue for property owners and are engaged effectively with local charities and community groups to optimise the use of previously under utilised community resources.
Our Community Principles
We have created a number of operating principles that create successful projects:
We recruit Guardians with a broad range of skills across the public, private and third sector industries and encourage them to lend their skills through volunteering their time, knowledge and expertise locally.
We prioritise local resources and labour and network with enterprise & employment agencies, training partners, education providers, NGOs and charities.
We give back. Each year we donate money to a cause that is relevant to our guardian community, such as the Congenital Myotonic Dystrophy Fight Fund.
Sustainability
We purchase resources from enterprises that re-use, recycle or up-cycling clean materials. We aim to reduce our carbon footprint and lessen our impact on the local environment.

We Give young people who are out of work for more than two years the opportunity of work experience
We provide structured working taster days that boost confidence and self esteem
We support job seekers employability skills, confidence and self esteem
We help vulnerable women return to work by providing opportunities to work in a supportive environment
Recent Community Projects
Up-cyling
We up-cycled expensive beech flooring from a North London Hospital demolition to refurbish a warehouse open kitchen area, using local carpenters and apprentices to fit the reclaimed materials.
Charity Partnership
We partnered with charity “The Community Re-Paint Network” to use re-cycled paint to re-decorate vacant property internal walls for Property Guardians.
Community Investment
We invested over £30,000 to convert a derelict warehouse with storage and office areas to create 23 bedrooms, one 2-bedroom flat and one 3-bedroom flat that has now been fully secured by Property Guardians for more than three years.
Creatives welcome
If you are an artist, film maker, writer or involved in the Visual or Expressive Arts, living in a commercial building as a Property Guardian can provide you with a studio, workshop or creative space. If you are looking for a location for filming, photo shoots or creative events we could have the perfect space for you.
